What to Look For When Viewing a House

You can learn what to look for when inspecting a property you're considering. We're going help you do this by giving you a list of questions you should ask yourself (or discuss with Rick) when viewing a home...

Are there trees and shrubs on the property? Do they look healthy?

Does the lot slope so that water drains away efficiently?

Is the outdoor lighting adequate?

Is there an outside water tap for lawn watering?

Are the sidewalks and driveway in good condition? Look for small cracks.

Are the house's surface materials in good shape? Inspect for cracks, particularly where materials meet, for example: where walls join or at windows.

Do the windows and doors sit plumb and square?

Is the roof free from severe sags and dips? Any loose shingles?

Are the rain gutters in proper repair? Do the down spouts point away from the house?

Are there cracks in the foundation wall. Anything more than half an inch could indicate a problem.

Is the home properly divided into three zones -- working, living and sleeping? You'll want working areas (kitchen, laundry room, etc.) to be away from sleeping areas.

Are eating areas (including outdoor patio) easily accessible from the kitchen?

Are the stove, sink and ‘fridge just steps apart?

Do the bedrooms have two uninterrupted wall surfaces? It makes furniture placement easier.

Will everyone in your family have access to a bathroom without crossing through bedroom space?

Does the main entry lead guests directly to the living room?

Are there any large cracks in the basement wall? That can indicate foundation shifting.

Do you see any mildew stains? That can be a sign of excessive dampness.

If there's an unheated basement, is the ceiling insulated?

If there are exposed beams and joists (usually in basement or attic), are they in good condition?

Is the attic well insulated? Do you see any water damage that might mean a leaky roof?

Are the floors sturdy underfoot. Are there sags or squeaks?

Do all the doors and windows work?

Are the bathroom fixtures in good condition?

Does the water flow remain relatively steady when all taps are turned on and toilets are flushed?

Does water drain quickly from kitchen and all bathroom sinks?

Are there enough electrical outlets in each room? Is the electrical wiring up to today's standards?

Is the capacity and recovery time of the water heater adequate for you family?

Are the kitchen appliances working? Be clear about which ones are included in the sale.

Do the furnace and air conditioning units appear to be well serviced? Do they operate quietly?
